Start with a comfortable monthly number.

Before browsing homes, work out what you want to spend each month while keeping room for savings and everyday life. Ask a lender to explain principal, interest, property taxes, insurance, and any mortgage insurance. HOA dues, utilities, maintenance, and repairs also belong in your household budget. A lender’s maximum approval and your comfortable payment can be different numbers.

Build a shortlist around your everyday life.

Write down your must-haves, preferences, and dealbreakers. Test the drive to work and other regular destinations at realistic times. Compare the condition, layout, outdoor space, and ownership costs of individual properties rather than choosing on a city name alone. Understand representation before touring.

When you tour, look beyond finishes and note items that need closer review by qualified inspectors or other professionals.

Prepare for the steps after an offer.

An accepted offer begins a sequence of deadlines and decisions. Financing, earnest money, inspections, appraisal, title, insurance, final walkthrough, and closing need coordination. The signed agreement and lender instructions determine your actual requirements and dates; build your checklist from those documents rather than a generic calendar.
