New construction or resale?

HOME SEARCH GUIDE

Compare the costs, timing, condition, location, and responsibilities behind new construction and existing homes.

Compare the complete home, not the starting price.

For a new build, ask for an itemized proposal covering the lot, structural options, finishes, and other charges. For resale, look at immediate repairs and likely maintenance alongside the purchase price. For either choice, compare taxes, insurance, utilities, HOA obligations, and the cash you want to keep after closing. An advertised base price is only a starting point.

Consider what is already established.

An existing home may let you evaluate mature landscaping, room dimensions, and the surrounding streets in person. A proposed build may require reading plans and identifying which features in a model home are upgrades. Visit the actual lot and confirm what is included. Review neighborhood documents and address-specific services rather than relying on a display home.

Make timing part of the decision.

A completed resale and a proposed construction project may have very different paths to possession. Ask about estimated completion, possible delays, financing coordination, and the contract provisions that address changes. If you also need to sell a home or end a lease, discuss contingency plans and carrying costs before committing.

Ask questions before signing.

Bring Tejish into the conversation early and ask the builder how buyer representation is registered. Review the specific agreement, deposit terms, allowances, change-order process, warranty information, and inspection options. Independent professional review can help you understand responsibilities; new construction still benefits from careful evaluation.

Your starting checklist

  • Request a complete written price breakdown.
  • Compare monthly costs and maintenance reserves.
  • Review the actual lot, plans, and neighborhood rules.
  • Discuss representation before committing to a builder.
  • Align financing, inspections, and move timing.
